We offer a price of
US$160 per night for this brand new apartment for 2 persons plus US$20 per
night for each additional guest.*
Our price reflects the total charge you would need to pay.
Please consider that at hotels you are liable to pay service charges and other
taxes amounting to 27% of the shown rate.
Our master bedroom is a large double bed that can sleep upto 2 persons.
Our 2nd Bedroom contains either a double bed or two
Our 3rd Bedroom has a double inflatable air bed.

If 2 persons require individual rooms then the rate would be as if it were for 2
rooms (or 3 persons)

Payments may be made by credit card.
Payment required in full before occupation.
Guests named only on booking form are permitted to stay in apartment.
Normal check-in time 15.00 hrs and check-out 10.00 hrs. (Flexible check-in and
check-out depends on next guest arrival, please ask)

CHECK-IN TIME is AFTER 3 P.M. AND CHECKOUT is 10 A.M. Sri Lanka Time. NO Early
Check-in or late checkout unless otherwise agreed.

NB:If your requirement is for single occupancy rooms, please select on basis of
2 persons per room.
PETS are not permitted in rental units under any conditions.
SECURITY DEPOSIT - A security deposit of USD 250 is required. This must be
received before check-in. The deposit automatically converts to a
security/damage deposit upon arrival. The deposit is NOT applied toward rent;
however, it is fully refundable within (14) days of departure, provided the
following provisions are met.
No damage is done to property or its contents, beyond normal wear and tear.
No charges are incurred due to illegal activity, pets or collection of rents
or services rendered during the stay.
All debris, rubbish and discards are placed in rubbish bin, and soiled dishes
All keys are returned as agreed and the unit is kept locked at all times.
All charges accrued during the stay are paid prior to departure.
No linens or property are lost or damaged.
NO early arrival or late departure.
The renter is not evicted by the owner (or representative of the owner) or the
condominium security or local law enforcement.
PAYMENT An advance deposit payment equal to USD 500 made up of USD 250
refundable security deposit and USD 250 advance against rental is required to
confirm the booking. The balance full payment of rental is required in advance
before check-in. The USD 250 advance payment will be applied toward the rent.
Cancellations that are made more than fifteen (15) days prior to the
arrival date are subject to a 50% cancellation fee or the full USD 500 deposit
payment made - whichever is higher. The refundable security deposit is
automatically non-refundable during such cancellation until the above
cancellation fee is met.
Cancellations within 15 days of booked arrival date, or changes that
result in a shortened stay are liable to a 100% cancellation fee. Cancellation
or early departure does not warrant any refund of rent. The refundable security
deposit is non-refundable until the 100% cancellation fee is met.
MAXIMUM OCCUPANCY The maximum number of guests is limited to the agreed
number of persons. An additional premium charge, for guests in addition to that
agreed, will be assessed. In any case it is not allowed for additional guests to
occupy the residence overnight and security may ask the guest to leave.
OUTSIDE VISITORS Guests may host their visitors at the apartment but
limited to no more than an additional 6 persons. Outside guests may NOT stay
overnight. No loud parties are allowed. Drunkard and disorderly conduct would
not be allowed and if so, security may ask you to leave the premises
MINIMUM STAY This property requires a five (5) night minimum stay unless
otherwise agreed . Longer
minimum stays may be required during holiday periods. If a rental is taken for
less than five days, the guest will be charged the five-night rate unless
INCLUSIVE FEES Facilities fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE Rates include a one-time linen & towel setup.
While linens and bath towels are included in the unit, daily maid service is not
included in the rental rate. However, it is available at an additional rate.
Linens will be replaced every 7 days. We suggest you bring beach towels. We do
not permit towels or linens to be taken from the property.
RATE CHANGES Rates subject to change without notice.
FALSIFIED BOOKINGS Any booking obtained under false pretence will be subject
to forfeiture of advance payment, deposit and/or rental money, and the party
will not be permitted to check in / stay.
WRITTEN EXCEPTIONS Any exceptions to the above mentioned policies must be
UTILITIES (eg electricity, water) Electricity and other utilities are
included. However this may represent a significant cost to us in running the
apartment. We ask you to kindly take care in the operation of Air conditioners,
ovens, water heaters and other high power electrical appliances and to ensure
that they are used with care and no wastage. Usage is monitored.
INSURANCE - We recommend you take out travel insurance for your trip. Homeowner
assumes no responsibility for illness or injury that may be incurred by guests
while on the premises.
